Problem Tenants?

Unfortunately, not all tenants keep up to date with rent payments or treat your property in the way you might hope.

We offer a national service to take legal action for arrears of rent and / or recover your property from bad tenants.

Repossession litigation to evict problem tenants is often uncharted territory for an investor with unknown costs and outcomes.

We have therefore developed a fixed legal fee structure to enable our clients to plan their approach with a much higher degree of certainty. We provide our clients with a quick and effective service for recovering their property in as short a time as possible.

Our fixed legal fees are based on the 4 stages which may be involved in evicting your tenants or obtaining rent arrears, so that you know how much each step of the process will cost.

Stage 1

Initial Work – Taking instructions, gathering tenancy details, arrears information, preparing case and serving notice on the tenant.

 

£150 plus VAT
Stage 2

Issuing Court Application

£100 plus VAT
Stage 3

Initial hearing attendance and reporting to you on the outcome*

£200.00 plus VAT
Stage 4

Enforcement, applying for warrant, instructing bailiff

£100 plus VAT
Anticipated Disbursements

Court Issue Fee (required for Stage 2)

£150
Tracing Agent (if required)

Application for Warrant of execution /possession (court fee to instruct the bailiff) £55/ £95

* Additional hearing attendance may be required for suspensions/ adjournments. Our fee for any additional hearings is £100 plus VAT.
